Chimney Breast Removal

A party wall agreement is required when removing a chimney breast because it usually involves work on or near a shared wall, known as a party wall, between two adjoining properties. The party wall agreement ensures that both parties are aware of the planned work, its potential impact, and the responsibilities of each party.

Removal of a chimney breast is mostly completed with heavy banging with hammers and bolsters and or a pneumatic drill on the chisel function to chip away at the bricks. Both methods will cause significant vibrations to the wall and can therefore damage the adjoining owner’s side of the wall without proper care or consideration.

By serving a party wall notice, your neighbour provides you with information about their intended work, such as the nature of the work, the expected start date, and any potential disruptions. This gives you the opportunity to raise any concerns you may have and address them before the work begins.
